Property taxes are annual obligations that homeowners must pay according to their region’s guidelines. Homeowners in Bengaluru must pay BBMP property tax to the Bruhat Bengaluru Mahanagara Palike (BBMP), which uses a Unit Area Volume (UAV) system for tax calculation. Timely tax payment helps property owners in Bengaluru avoid hefty charges and enjoy tax benefits.
Here is a complete guide to calculating and paying property tax BBMP online.
What is BBMP Property Tax?
BBMP property tax is a tax levied by the Bengaluru Mahanagara Palike to fund civic infrastructure in the area, such as local roads, public parks, cleanliness initiatives, and drainage systems. Payment of BBMP property tax is mandatory for all types of properties, including residential and commercial buildings, godowns, shops, flats, apartments, and vacant plots.
Every year, real estate owners in Bengaluru must pay their BBMP property tax before the due date. Failing to do so attracts penalties on the outstanding balance and legal complications in extreme cases. Therefore, knowing how to pay property tax in the city is essential to avoid such situations. For instance, paying the property tax before the due date grants a rebate of 5%. However, a monthly interest fee of 2% applies on late payments.
How to Calculate BBMP Property Tax?
The BBMP calculates the property tax amount using the UAV (Unit Area Value) system. The calculation system multiplies the current tax rate on the property by the per sq. ft. rate based on its location. The BBMP has divided the Bengaluru region into six zones, and the Department of Stamps and Registration publishes the guidance value for each zone regularly. The tax rate differs according to the property's zone.
