There is no wrong time to buy a home. You can purchase your home whenever you are financially capable to pay for it. And, in order to own your dream house, you can always opt for a home loan. While a home loan for working individuals in itself involves various approvals, for retired senior citizens, it might seem impossible due to a restricted income source. However, that is not true.  

With a home loan, you can easily have your dream house, be it amidst the mountains or alongside the beach. The best part is, you can comfortably repay the loan as per your financial capability and choose a flexible tenure that could go up to 20 years.

However, you must know the different aspects of availing a home loan. The list of required documents is one of them. If you plan to avail a home loan after your retirement, here is the list of documents that you would need to submit to the lender.

Identity proof -

For identity proof, you can use any one of the following

  • Passport,
  • Pan card,
  • Driving license,
  • Senior citizen card issued by the government,
  • Voter ID,
  • Aadhaar card


Address proof -

  • Passport
  • Utility bills like electricity bills, telephone bills, etc.
  • Bank statement,
  • Passport size photograph,
  • Rent agreement,
  • Aadhaar card,
  • Voter ID


Passport size photograph is also required

Income proof -

For the income proof, you will need

  • Bank statement for the last six months,
  • Pension documents, if any,
  • Form 16 or Income Tax Returns for the last three years.


Property documents -

You might also need to submit property documents for a home loan, like

  • Approved building plan
  • Sale deed
  • Cost estimation plan
  • The valuation report, etc.

  • Get your eligibility offer
  • Modify the details like loan amount as per your need
  • Submit the application form to apply for a home loan online
  • The bank representative will contact you to assist you with the application process
  • Once your application is approved, the loan amount will reach your bank account within 24 hours, subject to certain conditions.


Things you must do before applying for a home loan

  • Check the possible EMI with the help of an EMI calculator. It will help you determine your affordability.
  • Consult a financial expert to understand your loan process better. He/she would help you solve the queries you might have about home loans for pensioners.
  • Get your loan pre-approved. Make sure to have a high credit score, provide all required details to the lender such as tax returns, salary slips, Form 16, etc., and keep a valid identity proof and other property related documents handy in order to get the home loan pre-approved.


Keeping all your documents handy will help you get a quick and smooth loan approval. You can also ask the lender for the doorstep service where the lender’s representative would visit your house and assist with the documentation and loan application.
